How We Build
Engineered first, decorated second
Darwin and the Top End sit in Cyclone Region C. Every Parpy design is engineered to Region C wind loading, with cyclone-rated glazing, hold-down systems and tested fixings.
The process
Six stages, start to handover
Indicative durations. The wet season affects the program — we plan for it rather than around it.
- 01
Consultation & Site Assessment
1–2 weeksWe walk your block with you — orientation, prevailing breeze, fall, soil classification and setbacks. In the Top End, orientation decides how the home performs for the next thirty years.
- 02
Design & Selections
4–8 weeksChoose a design from the range or start from a blank sheet. Our in-house drafting team adapts the plan to your block, then you make your facade, glazing and finishes selections.
- 03
Engineering & Approvals
6–10 weeksRegion C wind-load engineering, energy rating, building certification and permits. Our facade engineers size and specify every opening before a single drawing is issued.
- 04
Fixed-Price Contract
2 weeksA fully documented contract with a fixed price, a clear schedule of finishes and a construction program — so there are no allowances left to move.
- 05
Construction
24–40 weeksSlab, frame, lock-up, fit-out and finishes. You receive scheduled progress reporting at each stage, drawn from the same project-management discipline we apply to commercial work.
- 06
Handover & Warranty
2–4 weeksPractical completion inspection, defects close-out, full documentation handover and structural warranty. Our maintenance guidance covers glazing and facade care specific to the tropics.

Questions
Straight answers
What does cyclone Region C actually mean for my home?+
Darwin and the wider Top End sit in Cyclone Region C under AS/NZS 1170.2. It sets the wind loads every element of the home is engineered to resist — the roof tie-down, wall bracing, and critically the windows and doors. Glazing is usually the weakest link in a cyclonic home, which is exactly the part we specialise in.
Why does a facade company build houses?+
Because the facade is where tropical homes succeed or fail. Water ingress, heat load and cyclone performance all come down to how the openings are designed, specified and installed. We already do that work for commercial towers — bringing it to homes means the detailing is engineered rather than assumed.
Can I change a design, or start from scratch?+
Both. Every design in the range can be adapted to your block, and our in-house drafting team can start from a blank sheet if you would rather. The Build Your Home tool is the fastest way to give us a starting brief.
Do you build outside Darwin?+
We are based in Darwin City with a second office in Brisbane. Talk to us about your location and we will tell you honestly whether we can service it well.
Is the displayed price a fixed price?+
No. Prices shown are indicative starting points for the design on a standard block. Your fixed price is set at contract, after site assessment, engineering and your selections are complete. We would rather be accurate later than optimistic now.
How long does a build take?+
Most single-storey homes run 24 to 40 weeks on site, with roughly 3 to 5 months of design, engineering and approvals beforehand. Wet season affects the program and we plan for it rather than around it.
